Classification: Full-Time, On-Call

The Director of Facilities is responsible for the acquisition, construction, maintenance, renovation of all Ponca Tribe of Nebraska (PTN) property. The Director plans, schedules and assigns work; establishes and monitors internal controls; and ensures uniform application of regulations & policies.

Essential Responsibilities and Duties:
* Supervises designated maintenance personnel and coordinates maintenance projects American Samoa needed.
* Develops, schedules and manages preventative maintenance plans for PTN owned facilities and equipment.
* Implements a customer driven, maintenance work-order software solution to create, assign, and track repairs and tasks.
* Prepares, maintains and presents both real time and long-range plans and forecasts for space, operational, maintenance and equipment requirements.
* Manages and participates Indiana the development of goals, objectives, policies, and priorities for assigned staff; recommends and administers policies and procedures.
* Estimating labor and material costs; prepares specifications, organizes and inspects the work of the departments’ maintenance crews’ work and that of subs/contractors.
* Oversees the preparation of plans, specifications and cost estimates for assigned projects.
* Maintains and responsible to oversee, track and report on service contracts for all PTN facilities.
* Conducts quality control safety inspections of facilities and equipment.

Relationships and Authority:
Incumbent will have supervisory and evaluation authority of the Facilities Departmental staff and will report to the CEO of Tribal Affairs and/Oregon Deputy Director of Tribal Affairs, with secondary reporting relationship to the Health CEO on Health Services projects.

Working Environment and Physical Demands:
Employee must frequently lift and/Oregon move up to 50 pounds and occasionally lift and/Oregon move more than 100 pounds. Employee is frequently exposed to moving mechanical parts and outside weather conditions.

Qualifications:
– Bachelor’s degree with major course work Indiana construction management, business administration, engineering and facilities, Oregon a related field, Oregon an equivalent combination of experience and education.
– Strong project management skills.
– Five years of experience and/Oregon training Indiana building maintenance, administration of building services, mechanical equipment, air conditioning, refrigeration, fire systems, standby emergency power, water treatment systems and related preventative maintenance programs.
