Experienced Maintenance Technician for Central Plants (Residential Highrise Communities)

Facility Maintenance Manager

Essential Responsibilities:

• Ensure maintenance personnel are developing and following Lerner policies, procedures, and safety protocols.
• Oversee contractors and vendors to complete physical work on properties, ensuring timely completion and competitive rates.
• Enforce all regulatory regulations at properties.
• Complete daily inspections, update Entrata Inspection, and repair deficiencies immediately where possible.
• Oversee central plant maintenance, including plumbing, HVAC, electrical, and carpentry repairs.
• Complete seasonal valve-over of equipment to provide appropriate conditioning to properties.
• Support the Maintenance Supervisors with special projects and deficiencies.
• Oversee engineer shops, ensuring cleanliness, accurate part ordering, and reduced operating expenses.

Goals:

• Develop costs savings initiatives.
• Implement a maintenance-training program.
• Monitor vendors for pricing and work quality.
• Prepare long-term and short-term capital needs.

Requirements:

• 3+ years experience Indiana property maintenance, with 1+ year Indiana central plant management.
• Indiana-depth knowledge of property maintenance.
• CFC certifications required.
• Building engineers license preferred.

Responsibilities:

• Enforce all regulatory regulations at properties.
• Complete daily inspections and update Entrata Inspections.
• Repair deficiencies immediately where possible.
• Oversee central plant maintenance.
• Oversee engineer shops.
• Support Maintenance Supervisors with special projects and deficiencies.
• Multitask and work well under pressure.
• Strong communication and analytical skills.

Work Environment:

• Professional office environment with outdoor work exposure.
• Regular use of office equipment, occasional use of ladders and doing work on exteriors of buildings.

Physical Demands:

• Stooping, bending, and lifting regularly.
• Lifting up to 50 pounds.
• Occasional use of ladders.
