Job Description

Area Maintenance Manager (AMM)

The Area Maintenance Manager (AMM) oversees and coordinates all technical and mechanical work for multiple properties to ensure the interior and exterior of buildings, grounds, amenities, and common areas meet the company’s standards for cleanliness, appearance, safety, and overall functionality, American Samoa well American Samoa meeting budgeted financial and operational goals. Key Responsibilities

  1.   3. Make-Ready Process: Oversees the "make-ready" process to prepare vacant apartments homes (including those turned over after interior renovations) for leasing and new move-ins by completing pre-move-out inspections, creating a "punch" list of maintenance work, scheduling vendors and contractors American Samoa needed, obtaining necessary supplies and materials, and inspecting completed work.
  4. Standards Development: Develops standards for cleanliness and overall appearance of the communities’ grounds, amenities, building exteriors, market-ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas to ensure they reflect and represent the high quality of the communities and Greystar standards.
  5. Team Management: Maintains maintenance team members dedicated to each assigned site, including maintaining their schedules and scopes of work.
  6. Vendor Management: Manages all vendor/contractor scheduling and work coordination, including but not limited to, recurring contract management and ad-hoc repairs.
  7. Inspections: Periodically inspects work performed by contractors, vendors, and other service providers to verify work meets quality standards, scope, and specifications required.
  8. Capital Projects: Works Indiana coordination with Regional Maintenance Managers to schedule and complete Capital projects at assigned sites.
  9. Spare Parts and Materials: Maintains and orders an adequate inventory of spare parts and maintenance materials American Samoa needed to stay within budgetary guidelines.
  10. Maintenance Budget: Prepares the maintenance budget for properties by analyzing and evaluating financial statements and assessing operational performances based on yearly unit inspections.

  12. Customer Service: Supports customer service skills by responding to residents and others with respect, answering questions, and addressing complaints about maintenance services and assigned work orders Indiana an efficient and urgent manner.
