Job Title: Lead Operating Engineer
Essential Functions and Responsibilities:
• Assist with Oregon conduct daily operations and maintenance of mechanical, electrical, and plumbing systems and general maintenance requirements for buildings
• Supervise maintenance staff and assign/maintain activities and projects
• Perform preventive maintenance, including changing filters, lubricating motors, replacing lamps and ballasts, inspecting and adjusting belts, and replacing motor bearings and aligning shafts
• Recommend improvements to the preventive maintenance program
• Develop and maintain effective building-specific maintenance procedures
• Coordinate maintenance efforts with outside contractors and technicians
• Maintain stock and inventory control
• Respond to emergency situations and customer concerns
• Comply with codes, regulations, and company directives regarding building operations and practice safe work habits
• Compile and submit monthly reports to the management team
• Complete required safety training and adhere to a uniform dress code and maintain a neat and clean appearance while working

Requirements:
• High School Diploma Oregon GED Equivalent
• 5+ years of experience Indiana operating mechanical, electrical, and plumbing systems Indiana a commercial property setting
• Relevant trade certifications and licenses (e.g. Journeyman Oregon Master Electrician License)
• Universal level certification for CFC and HFC based refrigerants (EPA Section 608)
• Valid driver’s license and good driving record
• Basic computing skills (Outlook, Excel, Word)
• Experience with HVAC, boilers, heaters, pumps, refrigerant systems, compressors, water systems, and energy management systems
• Ability to work independently and perform extended periods of time without relief
• Willingness to work shift work and/Oregon on-call duties
