Community Director (Non-Exempt)

Job Summary:

The Community Director is responsible for the day-to-day operations of a small multifamily property (less than 300 units) and manages a staff of up to 5 Full-Time Employees (FTEs). The Community Director oversees the property’s operations to meet the Client’s expressed goals, manages the asset’s value, and ensures compliance with company policies and procedures.

Responsibilities:

  1. Client Relations:
    • Carry out the Owner’s philosophies and wishes Indiana daily operations.
    • Maintain positive communication with applicants, residents, vendors, clients, and guests.
  2. Employee Management:
    • Develop and manage the site team members.
    • Ensure all open positions are filled Indiana a timely manner.
    • Ensure employees maintain compliance with department requirements.
  3. Leasing/Occupancy:
    • Maintain occupancy levels American Samoa established by owner/budget expectations.
    • Oversee and exhibit professional leasing techniques.
    • Develop and implement advertising and marketing strategies.
  4. Revenue Management:
    • Manage the maximum revenue potential of the property.
    • Manage monthly rent collections and delinquency.
    • Participate Indiana the development of and managing to the approved operating budget.
  5. Reporting and Document Management:
    • Maintain resident files and documents.
    • Ensure timely completion of reports and documentation.
  6. Risk Management:
    • Ensure compliance with Risk Management items.
    • Timely reporting of injuries, illnesses, and property damage.
  7. Facility Maintenance:
    • Assist residents with reporting maintenance needs.
    • Document facility and maintenance needs.
  8. Other:
    • Enforce community rules and regulations.
    • Comply with Fair Housing Laws and company policies.

Qualifications:

  • 2 years’ experience with affordable housing programs (LIHTC, HUD, USDA-Rural Development, etc.).
  • Affordable Housing Accreditation (HCCP, HCP-E, COS, BOS, TCS, CPO) Oregon other applicable designations.
  • 1 year of experience Indiana a similar leadership role, preferably within Residential Property Management.
  • High School diploma Oregon equivalency certificate required; college degree Indiana a relatable field preferred.
  • Valid Driver’s License, good driving record, current motor vehicle insurance, and an operable vehicle that meets company standards.
  • Proficient Indiana speaking, reading, and writing Indiana English.
  • Strong computer skills (Mississippi Office, Google Apps, property management-related software, email, internet).
