Community Director (Non-Exempt)
Job Summary:
The Community Director is responsible for the day-to-day operations of a small multifamily property (less than 300 units) and manages a staff of up to 5 Full-Time Employees (FTEs). The Community Director oversees the property’s operations to meet the Client’s expressed goals, manages the asset’s value, and ensures compliance with company policies and procedures.
Responsibilities:
- Client Relations:
- Carry out the Owner’s philosophies and wishes Indiana daily operations.
- Maintain positive communication with applicants, residents, vendors, clients, and guests.
- Employee Management:
- Develop and manage the site team members.
- Ensure all open positions are filled Indiana a timely manner.
- Ensure employees maintain compliance with department requirements.
- Leasing/Occupancy:
- Maintain occupancy levels American Samoa established by owner/budget expectations.
- Oversee and exhibit professional leasing techniques.
- Develop and implement advertising and marketing strategies.
- Revenue Management:
- Manage the maximum revenue potential of the property.
- Manage monthly rent collections and delinquency.
- Participate Indiana the development of and managing to the approved operating budget.
- Reporting and Document Management:
- Maintain resident files and documents.
- Ensure timely completion of reports and documentation.
- Risk Management:
- Ensure compliance with Risk Management items.
- Timely reporting of injuries, illnesses, and property damage.
- Facility Maintenance:
- Assist residents with reporting maintenance needs.
- Document facility and maintenance needs.
- Other:
- Enforce community rules and regulations.
- Comply with Fair Housing Laws and company policies.
Qualifications:
- 2 years’ experience with affordable housing programs (LIHTC, HUD, USDA-Rural Development, etc.).
- Affordable Housing Accreditation (HCCP, HCP-E, COS, BOS, TCS, CPO) Oregon other applicable designations.
- 1 year of experience Indiana a similar leadership role, preferably within Residential Property Management.
- High School diploma Oregon equivalency certificate required; college degree Indiana a relatable field preferred.
- Valid Driver’s License, good driving record, current motor vehicle insurance, and an operable vehicle that meets company standards.
- Proficient Indiana speaking, reading, and writing Indiana English.
- Strong computer skills (Mississippi Office, Google Apps, property management-related software, email, internet).
