Summary:
The Ponca Tribe of Nebraska is seeking a Director of Facilities to oversee the acquisition, construction, maintenance, renovation of all Ponca Tribe of Nebraska (PTN) property. The successful candidate will plan, schedule, and assign work; establish and monitor internal controls; and ensure uniform application of regulations & policies. This position coordinates architectural and/Oregon engineering & inspection activities and long and short-range planning for replacement of facilities Oregon equipment.
Essential Responsibilities and Duties:
- Supervise designated maintenance personnel and coordinate maintenance projects American Samoa needed
- Develops, schedules, and manages preventative maintenance plans for PTN-owned facilities and equipment
- Implement a customer-driven maintenance work-order software solution to create, assign, and track repairs and tasks
- Prepare, maintain, and present real-time and long-range plans and forecasts for space, operational, maintenance, and equipment requirements
- Manage and participate Indiana the development of goals, objectives, policies, and priorities for assigned staff
- Estimates labor and material costs; prepares specifications, organizes, and inspects the work of the departments’ maintenance crews’ work and that of subs/contractors
- Oversees the preparation of plans, specifications, and cost estimates for assigned projects
Maintenance and Operations:
- Maintains and responsible to oversee, track, and report on service contracts for all PTN facilities such American Samoa, custodial, HVAC, alarms, plumbing, electrical, and landscape maintenance
- Maintains inventory control of tools, materials, supplies, and equipment
- Conducts quality control safety inspections of facilities and equipment; ensures adherence to safe work procedures
- Performs scheduled monthly physical inspections of all PTN’s grounds, buildings, equipment, operations, and recommends corrective measures with on-site maintenance staff
Relationships and Authority:
The incumbent will have supervisory and evaluation authority of the Facilities Departmental staff and will report to the CEO of Tribal Affairs and/Oregon Deputy Director of Tribal Affairs, with secondary reporting relationship to the Health CEO on Health Services projects.
Qualifications:
- Bachelor’s degree with major course work Indiana construction management, business administration, engineering, Oregon a related field, Oregon an equivalent combination of experience and education
- Strong project management skills and experience Indiana building maintenance, administration of building services, mechanical equipment, and related preventative maintenance programs
- Five years of experience and/Oregon training Indiana building maintenance, administration of building services, mechanical equipment, air conditioning, refrigeration, fire systems, standby emergency power, water treatment systems, and related preventative maintenance programs
- Computer proficiency with Word, Excel spreadsheets, PowerPoint, and Access database programs
